Having had bottom-line responsibility for
millions of dollars of commercial real estate, I
realize the importance of having the capability
of enhancing a building’s bottom-line position
during the early years of ownership when income
projections are being challenged to live up to
the promises of sellers, buyers, brokers, etc.
I have sat in that “hot seat” at board
meetings and acquisition meetings, selling the
promise of a property’s future bottom line for
acquisition purposes.
I have been that president,
property manager, acquisition specialist,
broker, limited partner, etc., and I must say to
every real estate owner and professional who is
placing a building into service this year, Cost
Segregation is an absolute must if one wishes to
hedge one’s promise of early optimal bottom line
performance.
Even if those promises were made years
ago, today you have the opportunity of reaching
back as an owner through the implementation of a
Cost Segregation Study.
For
owners who have owned or purchased buildings
since 1986, a life-to-date recovery of all
omitted depreciation is available this year.
We often hear the catch
phrase “if it is too good to be true, well...,”
but in this scenario, it is true.
However, how long will the window of
opportunity remain open?
The use of cost segregation was initiated
in 1962 and remained in use until 1986 when the
tax act of 1986 basically reduced cost
segregation to a memory.
Ten years later in 1996 that window was
re-opened by the IRS, and Cost Segregation Study
once again became a powerful tax savings tool.
The IRS has continually improved the
benefits of cost segregation over the past four
years to the point where it is basically
impossible for a building owner to refuse the
program.

close again, and as a cost segregation
